My house is getting foreclosed on. What do I do?
It may feel scary, but you actually have 4 options! Take a deep breath and 60 seconds to learn about the options you have:
1.) Sell your house
We will get your paperwork submitted in time and stay on top of your lender to confirm that the auction is halted so that you have ample time to sell your property. You may even be able to make money!
2.) "I want to keep my house and refinance"
Great! You will need to call your lender to complete a loan modification so that you are able to keep the house. They will require a list of documents, pay stubs, tax returns, etc. to be submitted in a timely fashion. Some lenders will still deny the loan modification process if your income and credit do not qualify. Time is of the esscence.
3.) "I owe more on my property than what it's worth"
SHORT SALE: This is the most complicated out of the 3 transactions and takes TIME and a qualified professional who knows the reigns to navigate through the lengthy amount of paperwork involved. Each bank has their own requirements, and some packets are 50-100 pages long. We are certified in these transactions.
4.) Do nothing and let the property go to auction.
This will result in your credit having a foreclosure on it and can affect future/current employment. You will also be evicted with no money in your pocket.

Did you know that Realtors have different specialties just like doctors? Would you go to an oral surgeon for heart surgery? You should look at this like financial surgery. A house is the biggest investment most people have. You wouldn't trust a doctor without a degree would you? Or your friend to perform surgery on you? Don't put something this important in the hands of any realtor you know, just because you heard they sell real estate. Everyone knows someone who is in real estate.
Lender's have strict timelines. Even if you have a signed offer on your property, you may be left with nothing. I am on the phone with these lender's frequently and have good relationships with the servicers for the accounts. You don't just need any help, you need the right help.
